The Accreditation Process
The journey to BREEAM In-Use certification required a thorough evaluation across eight key categories, including energy efficiency, water conservation, and indoor environmental quality. Each category contained multiple sub-categories, with detailed evidence required to meet specific sustainability criteria. Some of the most challenging aspects included compiling extensive documentation, conducting onsite assessments, and meeting stringent evaluation standards.
Sustainable Features Implemented
To achieve this certification, PREMIER SUITES Edinburgh Fountain Court introduced a range of sustainability-focused enhancements:
Energy Efficiency: The entire heating system was upgraded, improving efficiency by approximately 20%. All lighting was replaced with energy-efficient LED solutions, and each apartment was equipped with a smart thermostat that can be controlled remotely by the front office.
Water Conservation: New water-saving fixtures have significantly reduced consumption. Toilets now flush at a rate of 3 litres per flush (down from 5-6 litres), taps flow at a maximum of 4 litres per minute, and showers have been optimised to a maximum of 6 litres per minute while maintaining strong pressure.
Waste Management: Each apartment now features dedicated recycling bins, and the onsite team has implemented an advanced waste separation system to further reduce landfill contributions.
Sustainable Construction Materials: A full thermographic survey of the property guided improvements to insulation, significantly enhancing the building’s overall energy efficiency.
Air Quality & Well-being: The installation of an advanced air handling unit in reception has improved ventilation in key common areas.
Sustainable Transport Options: The property offers bicycle storage facilities and partnerships with eco-friendly transportation providers, encouraging guests to choose greener travel options.
